A prime Mayfair gateway site opposite The Ritz is being repositioned to include a hotel, prime commercial office space and a retail zone.

Key Challenges

  • Existing structure and resultant design interfacing.
  • Very tight site boundary giving complex installation methodology.
  • Interface with pre-cast concrete to give a seamless façade.
  • Incorporation of a 16m sliding door.

The Brief

Engaged by Crosstree under a PCSA at stage 3 design, Colorminium have been employed to develop the façade design in conjunction with AHMM and observing a pre-agreed cost ceiling.  This includes full envelope responsibility to arrive at a fully co-ordinated stage 4 design, prior to novation to the successful main contractor.

Our Approach

Partial demolition and structural alterations to the existing frame are a key part of the re-cladding design.  With the current façade being stripped and a new pre-cast and glazed façade being installed, the interface and connection detailing is fundamental in the approach.  A mixture of capped and SG curtain walling provide glazed infills to the façade with a series of opening vents to the office space giving a light and spacious feel.

A main entrance to the hotel stands out as a feature, as does the retail frontage which will provide an impressive introduction to the building.

Due to the constrained nature of the site, careful consideration is needed through the design to ensure the delivery methodology is as seamless as possible, relieving any pressures on the site installation.

The Result

With demolition and enabling works already underway, the delivery of this spectacular scheme is moving at pace to bring it to a successful conclusion.
