The project involves the complete transformation of the site through the demolition of the existing structure to create a striking new-build, Grade A office building designed for modern commercial flexibility and long-term structural adaptability. This requires a comprehensive re-organisation of the site footprint both above and below ground to vastly improve its relationship with Pelham Street and enhance the surrounding public realm.
Colorminium entered the project after tender, supporting the team through the technical design stages and progressing toward delivery during Stage 5 construction. Our role is to ensure the façade is delivered efficiently, safely, and to the high standard expected for this premium commercial development.
To improve installation efficiency and quality control, the Jansen steel punchhole windows are being coordinated for off-site installation within the architectural precast concrete façade panels before delivery to site. This approach is expected to reduce on-site activity, improve installation accuracy, and support the construction programme.
The façade package also includes Schüco aluminium unitised curtain walling at Level 05, steel stick curtain walling to the ground and first floors, feature glazing, doors, architectural metalwork, balustrades, spandrel cladding, and the louvred plant screen. Careful coordination across these systems will ensure each element is installed in the correct sequence, despite the site’s restricted logistics and close proximity to the operational railway.
A coordinated installation strategy across the different façade systems is intended to support programme certainty while helping deliver a high-quality building envelope that meets the project’s performance and design requirements. As the project progresses, we continue to work through the technical details behind the scenes to ensure the façade is delivered in line with the design intent.
