Located in London’s prestigious Mayfair conservation area, facing the Ritz, this building is being transformed to provide a luxury mixed-use complex for Crosstree Real Estate Partners.

Initially engaged by Crosstree we developed the façade design, alongside AHMM, to incorporate the existing material palette of Piccadilly and Elizabethan patterns, whilst observing a pre-agreed cost ceiling. The development required a contextually sympathetic design, drawing on the shapes, forms and textures of the neighbouring historic buildings.
Prior to novation to the successful main contractor, we worked up a fully coordinated design, with responsibility for the full envelope, including interfaces with pre-cast concrete, to give a seamless façade.
Partial demolition and structural alterations to the existing frame are a key part of the re-cladding design. With the old façade removed and a new pre-cast and glazed façade being installed, the interface and connection detailing is fundamental in the approach. A mixture of capped and SG curtain walling provide glazed infills to the façade with a series of opening vents to the office space giving a light and spacious feel.
A main entrance to the hotel stands out as a feature, as does the retail frontage which will provide an impressive introduction to the building.
Due to the constrained nature of the site, careful consideration was needed through the design to ensure the delivery methodology is as seamless as possible, relieving any pressures on the site installation.
Due for completion in the coming months, the delivery of this spectacular scheme is moving at pace to bring it to a successful conclusion.
