This development will transform an underutilised industrial estate that sits on a 1.2 acre self-contained ‘island’ block near St Pancras Hospital, with a main office building and two separate blocks of flats.

We engaged early with the team on this scheme, assisting in working up the initial design to a target cost whilst trying to maintain the intent. It is an interesting development incorporating a common basement which links together the various buildings on the plot, and will be serviced by an internal street that runs through the main commercial building.
Working from the outset with a clear design intent featuring precast concrete, unique natural stone cladding and glazing, we have come up with a unitised solution that achieves the design intent. Whilst observing the aesthetics of the scheme, we also had to find a solution that achieved the programme aspirations of the project. Whilst there are some variations to the theme, the design solution we have finalised on is a complete unitised wrap of the commercial centre including the stone cladding to the front to ensure the building can get watertight as quickly as possible to enable release of internal trades. The design has also been developed so the precast columns get installed following the completion of the unitised with a connection to the primary structure.
There are also a number of other elements to the building involving aluminium windows/doors and cladding of various finishes.
