Located 5 minutes’ walk from the Kings Cross regeneration area, this 9-storey new build commercial office block will deliver 57,000 sq ft of prime office space in a very well connected and increasingly sought after location.

The Brief

Colorminium had been advising on the scheme for some months, helping guide and develop the detail, and engaging with the Quantity Surveyor and Architect to give the scheme a sense check of cost plan versus design intent.  Happening before it reached the point of being tendered for the construction, Colorminium were well placed to pick up the contract for the successful Volker Fitzpatrick.

Our Approach

Employed to deliver a full envelope wrap, attention to the detailing of the façade to limit interfaces particularly at the slab edge with the feature beam is crucial.  A concrete frame building with large column spans has meant careful engineering to make the SG curtain walling work.  From the base glazing design to the main elevations, features are then added bringing the building to life. The design is driving a stickwork curtain wall solution as slab infills with the feature beam supported off the stickwork to limit penetrations.

Expressed feature beams at each floor level provide support for vertical timber fins, a design that is informed by railway tracks and sleepers in keeping with the historic characteristics of the area.  Perforated mesh screens around the building give privacy at day and a diffused glow at night.  Design of these elements is key to bring the building to life in line with the intent.

To the rear of the building, solid wall build ups to party walls with aluminium and PV cladding, cloak the building with terraces stepping back at high level.  Architectural metalwork with copings and features finish the building, with access to the outdoor areas.

The Result

Due for completion in late 2019, the finished project will be stunning and will provide a contemporary workspace for creative SME’s.
